HOME WATCH · VERO BEACH, FLORIDA
Home Watch Services in Vero Beach
An unoccupied home can develop problems without warning. A plumbing leak, air-conditioning failure, elevated humidity, pest activity or storm-related issue may go unnoticed until the damage becomes significant.
Vero Butler Estate Management provides scheduled home watch visits for seasonal residents, second homeowners and frequent travelers in Vero Beach and The Treasure Coast. Each visit follows a property-specific checklist and includes clear communication about the home's visible condition.

PROPERTY MONITORING
More Than an Occasional Walk-Through
Home watch is a visual observation of a home or property for obvious concerns. Effective home watch requires consistency, familiarity with the residence and a clear process for reporting what is observed.
Before service begins, Vero Butler Estate Management completes an initial walkthrough to learn the home's layout, major systems, access procedures, recurring vendors and homeowner priorities. We then create a customized visit checklist rather than relying on the same generic routine for every property.

WHAT WE CHECK
What We Observe During a Home Watch Visit
The specific checklist varies by property, but a visit may include visible observations of:
-
Doors, windows and accessible entry points
-
Signs of water intrusion, plumbing leaks or moisture concerns
-
Indoor temperature and humidity readings
-
Visible operation of the air-conditioning system
-
Ceilings, walls and floors for apparent changes
-
Kitchens, bathrooms and utility areas
-
Evidence of pests or unusual odors
-
Electrical service, alarms or smart-home notifications when accessible
-
Exterior conditions observable from ground level
-
Pool, landscaping and other scheduled services for visible concerns
-
Mail, packages or activity that may need attention

Home watch is not a technical inspection, guarantee against damage or substitute for licensed trade services. When a concern requires diagnosis or repair, Vero Butler Estate Management can help coordinate an appropriate provider with the homeowner's authorization.
REPORTING & COMMUNICATION
Detailed Reports Keep You Informed
After each scheduled visit, homeowners receive a report documenting the visit and any visible conditions that require attention. Photos may be included when they help explain a finding, confirm completed work or show a change in the property.
If an urgent concern is observed, Vero Butler Estate Management contacts the homeowner promptly and follows the agreed communication and authorization procedures. This gives homeowners useful information while decisions are being made, rather than leaving them to manage an unclear situation from a distance.
VENDOR COORDINATION
Local Coordination When Something Needs Attention
Finding a concern is only the beginning. Homeowners may also need someone to meet a vendor, provide access, monitor visible progress or confirm that the property was secured after service.
Because Vero Butler also provides estate management and vendor coordination, follow-through can be organized through one trusted local point of contact, subject to the homeowner's service agreement and authorization.
